Project Design Team
We will introduce all necessary professional services, brief them, review and compare fee proposals, ensure no overlap of service, advise our client and agree on the appointment. After the team is assembled the design process will start, (this may be pre or post planning). Professional services within a team will vary depending on the requirements of the project, we will always advise you as to what roles and services need to be provided and how these knit together.
Surveys
Making good preparations for building work to start is an essential part of the pre-construction process. Information is needed in the form of surveys to assist with design, to comply with requirements for consents and to achieve compliance with regulations. We will advise you on what surveys are likely to be needed, and introduce known and trusted specialists to provide fee quotes for their services.
Some of the most common surveys include, measured, asbestos, drainage, bore holes for soil testing, water table, condition surveys (for Party Wall agreements), surveys required pre, and post planning including trees, ecology and protected species such as bat’s.
Cost Planning
The design team will have prepared the conceptual plans from the brief and outline project budget. With a set of conceptual architectural plans and vision of the interior fixtures and fittings an initial cost plan is prepared. We prepare this cost plan for review with our client and the design team; as the project design develops so to does the cost plan.
